Prices are for Lodge - Maximum occupancy is 4 people. (Suggest either 2 Adults and maximum 2 Children or maximum of 3 Adults).

Prices include clean bed linen and towels, mains Electricity, Water and Gas*, which is provided by integrated Calor Gas supply connected via an auto-change over system. (*excludes over excessive usage).

For winter cold periods there is a preparation and departure drain-down surcharge of £45.00 for stays of less than 1 week.

Payment by Bank Transfer. 25% Deposit and / or Full Payment 4 weeks before the Arrival Date. If the reservation is cancelled within 4 weeks of arrival 50% of the rental will be forfeited. If the reservation is cancelled within 2 weeks of the rental 100% of the rental will be forfeited. A returnable Damage Deposit of £200.00 is required prior to or on arrival (CASH or internet Bank Transfer).

There is hard parking for one car next to the Lodge, with temporary space for a second car in tandem, otherwise there is a separate Visitors Parking area before the site entrance. No sign-written commercial vehicles are permitted within the site.

On the day of arrival you may access the Lodge from 3:00pm. Normally the owner will meet and greet, otherwise keys can be obtained from a lockbox at the Lodge. Details regarding codes, directions and site access rules will be forwarded once the final balance payment has been received.
On the day of departure you are required to vacate the Lodge before 11:00am. Please place used bed linen & towels in the bath.

Refuse must not be left outside the Lodge at any time, place in the recycling bin station on-site. Laundry must not be hung outside the Lodge.
Additional Instructions
Photo Identity (i.e. Driving Licence / Passport, etc.) plus one other form of validation of address (i.e. utility bill, bank statement etc. within 4 months old) is required of the main booker. Please detail names and dates of birth of all other occupants.

LOCATION, LOCATION, VACATION!! Fantastic opportunity, FIRST SEASON AVAILABLE is this stunning exclusive Riverbank Lodge caravan. Situated on Rayford Park, part of the award winning Stratford Parks holiday development, it is within an easy beautiful walk of the world-class tourist attractions of Stratford-upon-Avon, birthplace of William Shakespeare and home to the RSC Theatre.

The Lodge is high spec with gas combi boiler Central Heating, full Double Glazing with window security locks and has stylish modern decor throughout, including chrome nickel fittings. There are 2 bedrooms, the Principal has a double bed with en-suite room having a shower cubicle and WC and also a separate walk-in closet. There is a TV fitted above the dressing table with mirror. The second bedroom has narrow twin beds, best suited for younger people or one adult, with built-in wardrobe storage. There is a separate family bathroom and WC having full size bath and shower above.

The Kitchen diner is fully equipped with modern stainless steel appliances, electric oven, gas hob with extractor, microwave, toaster and kettle. There is an integrated fridge-freezer and Nescafe Dolce Gusto appliance. The sturdy dining table has 4 high back comfy faux leather chairs. (Should the need arise Laundry facilities are available on-site with coin operated washing and drying machines).

The Lounge is furnished with matching free standing sofas, wall-mounted hot-stone flame effect RC electric fire and swivel-wall-mounted TV/DVD with Freeview reception. There is a Sony micro hi-fi music system with iPod dock, CD, Aux-in and DAB radio. Glass display cabinets offer relaxed lighting and French doors lead onto the enclosed balcony decking. Here you can sit and relax overlooking the beautiful River Avon, picturesque tree-lined riverbank and field opposite...great for wildlife spotting - and using the balcony external lighting see Swans swim by at night!

You also have a private patio with large picnic table with seating if you need more al fresco space should guests arrive. Adjoining is hard standing parking for one car with the temporary option for a second. As well as the huge benefit of your holiday Lodge not being overlooked at the front Lounge and Balcony aspect it’s unique position also gives views to the adjacent field and meadow beyond. Here you can keep watch of children whilst allowing them the freedom to play safely away from the river.

Follow the wiggly trail (illuminated at night) around the trees and emerges the stunning huge timber log Riverside Clubhouse. This has a relaxed restaurant also offering a take away menu, bar, children’s play area, entertainment and function rooms and wrap around balcony seating giving stunning river field views. A riverboat taxi service runs from here past multi-million pound riverside properties to the Stratford town marina for a nominal cost. (subject to season)

The village of Tiddington is a 10 minute walk through the holiday park where there is a Spar convenience store with Post Office, Pub with food and beer garden, Tapas / deli bar, Indian and Chinese restaurants both with takeaway services. All are an excellent standard! Public buses run frequently from here to surrounding towns and there is a railway station in Stratford providing links to national transport networks including airports.

If you bring equipment; anglers may fish free of charge right outside your Holiday Lodge! (you can buy a rod licence at the Post Office) or along another 1.5 miles of the river. It is also easy to launch kayaks and you may cycle around the parks.

In addition to the historic tourist attractions of Stratford-upon-Avon this original medieval market town also boasts the modern. There is a Leisure Centre with indoor swimming pools, cinema and a host of mainstream and boutique shops, restaurants, coffee shops, bars and nightspots. A mile out of town is the Maybird Retail Park and there are several nearby golf courses and hotels with spa facilities.

A few miles further afield are the historic attractions of Charlecote Park Country House, Warwick Castle and Kenilworth Castle. The Cotswolds are an easy day out drive. Wi-fi. is available at extra charge.

Pub/Club, Bowling Green, Fishing, Laundrette, Restaurant, Riverside Clubhouse - stunning huge log timber structure elevated giving great views across River Avon, Welcombe Hills and surrounding countryside. Here there is a relaxed restaurant bar serving breakfast and lunchtime through to evening meals with a take away menu. There are function rooms, with Saturday night live entertainment and mid-week during high season. Children are welcome. There is an enclosed children's play area from where they can be kept an eye on from the elevated wrap-around balcony above. There is also a covered mini-golf area. A river boat taxi service runs between the clubhouse jetty and Stratford town marina during daytime (seasonal). Free fishing is allowed along 1.5 miles of riverbank (subject to rod licence). Kayaking is allowed in the river and there are occasional Kayak, Archery and Laser shooting hire and tuition sessions. There is plenty of outdoor space in the fields and a mini-football / basketball enclosure.For seniors or less active youngsters there is a Bowling Green.There is an on-site Laundry Room with coin operated washing and drying machines.
