Owner's Booking Terms
We are flexible in helping you to book the holiday that you want. We will try to accommodate weekend or short breaks even during school holiday times. Please contact us to discuss further. A deposit of £50 for short stay holidays or £100 for longer stays will secure your booking. The remaining balance must be received at least 4 weeks before you check in. We accept bank transfer and cheque. We won't charge you for the gas, electricity or water during your stay. No security deposit required.

Main Description
Our holiday home is a real 'Home from Home' and we try very hard to make sure all our Guests are well catered for by keeping it well equipped and trying to think of all the little extra things you need whilst away from home. We put duvet and pillow protectors on all our bedding and clean inside and out to a very good standard. We organise the ordering of gas bottles and you pay no extras when you book with us as the price we give you is all inclusive.



LOUNGE

Lounge is light, bright and airy with a huge window which runs the whole width of the room.. We have recently fitted blinds which help bring the outside in and you can sit and watch the birds and squirrels on the feeder positioned outside. TV with freesat and built in DVD player. Electric flame affect fire. Two large sofas (one converts into a double bed with a new mattress).

KITCHEN

Fully fitted kitchen with built in appliances (fridge, freezer and oven). All pots and pans, crockery and cutlery is provided along with microwave, toaster, kettle and many extras to make your stay a comfortable one. Dining area off kitchen with table and chairs for 4 people. We also provide plastic plates and bowls for young children.

BEDROOM ONE

This has a double size bed, plenty of storage with wardrobes and dressing table. It has an en-suite bathroom and toilet with wash basin. We provide a hairdryer, electric fan and iron/ironing board.

BEDROOM TWO

This has two 2ft 3" beds, one can fold up to provide good space for a travel cot for babies/toddlers and plenty of storage with a drawer unit under one of the beds full of toys, games and puzzles for the children in your party. It has an en-suite shower room with washbasin.

Seperate toilet is across the hall from Bedroom Two.

New Porch and Veranda area.

The caravan has central heating and is fully double glazed.

We provide books, toys and games and some dvds for all ages.


Also we provide toilet roll, liquid soap, kitchen roll, tin foil and clingfilm.

For stays of 4 nights or more we will provide all linen and have beds made up for your arrival.
For stays of 3 nights or less we can provide duvets and pillows but NOT LINEN. We can provide a bed making up service for an additional charge. Please Enquire.
We ask Guests to bring their own towels.

Outside we have a very large garden which the veranda and porch overlook with bird bath, feeders, hobbit area and fairy tree for our younger guests. Inside the shed you will find a cricket set, football, tennis racquets and table tennis set along with fishing/crabbing buckets and nets. The garden backs onto a fire break so you are not overlooked by other caravans and plenty of space for a game of cricket or football. Seating for 12 people for al fresco dining and a barbeque is provided. Rotary line and pegs and plenty of car parking in the front of the caravan. Our position means that we are often visited by the local deer, rabbits, birds and of course the Kelling squirrels.

We do not allow Hen or Stag Parties

This was our second visit to Woodland a Dell and we will definitely be booking again! The caravan is clean and well-equipped and has everything you need plus lots of little extras, such as a lovely welcome tray provided to start you off and gifts and sweets for the children, such a nice touch! Soap and washing-up liquid are provided too and also condiments and sauces in the cupboard (an added bonus not found in most rental places!) There is a really lovely private garden which backs onto a fire-break so ample space for ball-games etc. There is also a picnic table with seats in the garden so we were able to eat outside several times during our stay. Just can't praise this place enough, we love it!

Our second visit to Woodland Dell. I really can't praise this place and it's owners enough. Clean, tidy, comfortable. Lots of little extras you don't get everywhere: a welcome tray with tea, coffee, biscuits etc. a smoothie and some sweets for our little boy and a Spiderman Colouring set which was a huge hit! Washing up liquid and hand soap in all the sinks! (Highly appreciated) Secure outside storage for bikes is brilliant plus it's full of lots of outdoor games for kids (small & big!!). A selection of books and puzzles again for big & little people! Everything you could possibly need has been thought of And nothing is too much trouble. Thank you!! We'll be back definitely but not soon enough :-(

A super well equipped comfortable caravan on a great plot. Our little boy loved all the extra little friends in the garden and the box of books and puzzles for children in the caravan was a wonderful surprise. A welcome tray with tea, coffee, milk and biscuits plus a drink and sticker book for our little boy was really thoughtful, Thankyou. We had a super week and can't wait to return

We wish we could have stayed a lot longer.The accommodation was very clean and comfortable.Our booking experience,and welcome could not have been better.We enjoyed a very restful and enjoyable few days.The welcome tray of tea,coffee,milk and biscuits when we arrived was so thoughtful,as were other extras being provided.The garden and surroundings were well maintained and we enjoyed the animals and bird life that were lovely to see. We would like to go back in the future.

A lovely weekend spent on a great site in a fab caravan with everything you could need for your stay and more! Would definitely stay again.The site has lots to occupy and explore without being really commercialised,don't forget your torch!
