Well what can I say it’s been a long time since I come back to this beautiful caravan but wow they done so much to it and even on the site they added new stuff too. But I can not fault this caravan at all it’s beautiful lovely spot nice and clean and so much to do The kids loved it walking distance to the beach to. I will defo be booking again

This is the best caravan I have been too, my dogs loved it. Absolutely fell in love with this caravan the beds was so comfy slept like a baby. Very clean loads to do in the caravan its self, everything you could want was in there. We all really enjoyed staying in this Caravan with having and autistic child who has certain needs it was perfect. Lots of games for rainy days and WiFi in all the bedrooms and outside games for sunny days. The caravan was so clean and tidy great for a family and I would definitely recommend staying here and can’t wait to book again.

Absolutely enjoyed our stay. Highly recommend Katie and her caravan. Cleanliness is outstanding and agree with other reviews soon as you open the door your greeted with beautiful smell of the caravan. For us we always holiday with our 2 dogs and they are made to feel as welcome as we were so much for them there toys, bowls even a dog shower outside all the little touches for them really made it for me. Really home from home with all you could want and more. Really comfortable bed which was needed after all the days of walking. Brilliant family caravan which you can tell is loved by the owners. Great for family with children as there are lots of toys available, a computer console, loads of dvds and sky TV. Was a long awaited holiday and wasn't disappointed. Communication with the owner was amazing to she went above and beyond to make sure our stay was all we wanted and needed. Definitely be back. Thank you for letting us hire your beautiful caravan.

Yet again another top time at 12 magnolia court . This year its been upgraded to having sky in the bedrooms,so if you wanna go bed but not miss your favourite program, then you can do just that. Fantastic home from home feel to the caravan,and all your holiday needs, there's even a hose pipe outside plumed up so you can rinse the dogs off or the kids feet so your not bringing sand thru the van. Love this place ?? if I had the money and holidays off work I'd be there 3 times a year. Lots of dvds and also a wii with games now, so if you get a bit of bad weather then your not stuck for somert to do. There is So much this caravan offers so what you waiting for get it booked and see for your self x thanks Katie,demi and Robbie your caravan is the best .... love my September holiday with the girls xxx

Just on our way home after spending a week at Katie’s caravan, couldn’t have asked for more beautiful caravan with so many facilities games indoor and outdoor provided sky TV and wi-fi all kitchen facilities do many extras provided amazing and ina lovely quiet cul de sac but only a few minutes from the lake house would definitely recommend and the contact from Katie was amazing would happily book again xx

Just stayed at 12 magnolia court , primrose valley and all I can say is wow AMAZING . This caravan has everything you could ever want and the amount of extras is un believable ! We loved all the outdoor games and paddling pool Kept us entertained for Hours . Wi-Fi was an added bonus and the signal Was better than at home . Having sky in bedrooms as well Was a bonus . From the moment we arrived, we were met by very friendly and helpful security staff who went out of their way to show us where the caravan is located. Once in the caravan, the first thing that hit us was the beautiful and fresh smell, then the actual amount of different appliances, games, all that you would never expect in any other holiday home. katie has been very helpful throughout our stay, and always to hand when we asked anything. Overall we had a wonderful stay, loved every minute and would definitely recommend. Thank you Katie xx

This caravan is immaculately clean and tidy. The outdoor games are an absolute godsend we had a ball with them. The seating outside is second to none. Location is perfect, not too far away and not close to the hustle and bustle of the busy park. I will be returning next month I enjoyed it that much! Recommending to all my friends and family too! Very clean, tidy, ideal location on the park will book again Having the WiFi included in the price was ideal with having my young daughter because she was able to use her iPad and watch YouTube without the worry of internet dropping out in the evenings , the outdoor games were a benefit for day time as it kept us outside all day enjoying the fresh air and made us play games together as a family. Our second stay at this beautiful modern caravan. The children love the large selection of DVDs available and having there own TVs in their bedrooms. The massive selection of outdoor games at Katie’s caravan is amazing , my children love giant connect 4 , giant jenga, giant snakes and ladders it keeps them entertained for ages. The kitchen facilities are good there’s everything you could want need and more including a dishwasher . The park itself it good lots fir everyone to do. We will def be returning

Our holiday was fantastic, the caravan was very homely like a home away from home and it was very clean and cosy. All the beds were made up and TVs in all the rooms and WiFi. We had a fantastic time in this caravan with our two Dogs. The dogs had everything in the caravan , water bowls, food bowls ,toys all supplied. They loved the outside area the section with the water station and outdoor leads was good and our dogs loved it , they even had a shower . The caravan had everything you need for a self catering accommodation. The caravan is spacious clean and comfortable. Booking was easy and Katie talked us through every step and sent us lots of useful information.

Thankfully for us this owner had a last minute cancellation so she contacted me and we stayed over the late may bank holiday weekend. The caravan is exceptionally clean and welcoming. There are lots of extras that you wouldn't find in most caravan rentals. Such as a coffee machine, air fryer, dog bowls, dog toys, cleaning products, high chair, travel cot, bed guard, outside decking with seating. Dog leads on the back fence , large BBQ and more games (indoor & outdoor) than you could ever use in a week. There is also a TV in each bedroom and they all have Netflix. There is even proper central heating. The site facilities are only ten minutes walk away and the beach is 10/15 minutes. If you have the opportunity to stay at Katies caravan then take it, you will not regret it. I would recommend it to everyone.

Lovely caravan offered a variety of things for our children outside such as giant connect , snakes and ladders and many more games. The caravan even offered fakes for inside and lots of dvds. This caravan has many things to offer and is very modern looking inside and update with technology as all TVs were smart TVs so we could watch Netflix’s or YouTube. We took our dogs who loved the outdoor doggie shower and the area for dogs where they could go sun bathe and even had bowls out there attached to the fence so we didn’t need to worry about their water. The park is also lovey had lots to offer and our children enjoyed it. We will be back and we will be booking with Katie again thanks again x

Arrived on Friday for a long weekend with my partner and 2 dogs. It was a beautiful caravan very modern too! Was spotless and there was so much to do games dvds etc The dog shampoo/toys/sprays/dog shower was so helpful and extremely thoughtful, we will definitely be retuning to this van really enjoyed it and would 100% recommend!

Booked as a last minute break away for me and wife and pooch. Contacted the owner on Monday morning , received all the information terms and conditions , information documents ranging from map , how to pay , dog friendly beaches , caravan and park information , and everything I needed to know . The booking process was plain sailing and we arrived later that day. The caravan is beautiful and very well presented. Very spacious and has a modern feeling to it. We booked the caravan as a base and did not use the park facilities so can’t really comment on the park itself. The caravan had everything supplied like cleaning products , hoover , iron , dish washer tablets etc which was good as we h e rented before where we had to supply our own cleaning products . The bed linen was fresh and made for our arrival . Bailey loved the outside shower after his long beach walks . Thank you for a pleasant stay. We loved our stay here in Katie’s caravan . The caravan has everything you could want for or need and my kids loved all the indoor and out door games. It was also in a quiet location within a 2 minute walk to the lake house and funfair. We have stayed at primrose valley before but always struggled with the WiFi but the WiFi in the caravan is amazing, and super fast and reliable. The booking process was good and all our questions were answered promptly, and our minds set at ease. We have already booked to come again and we can’t wait . Excellent weekend away x

Just returned from a lovely break in Katie’s fabulous caravan. Clean and cosy, all home comforts...and more! Clear instructions and manuals in the caravan for WiFi, heating etc, a dog shower and pooch accessories, and so many indoor and outdoor games and DVD’s for kids, they’ll never be bored! Katie was so helpful and quick to respond to any queries, a pleasure to deal with and I’m sure we’ll be back as we loved the area and could relax with our dog at night in comfort and style. This caravan is outstanding , clean,spacious and has lots to offer for everyone. The outside area of caravan is very good as well and we loved the bbq it offered as well. We loved sitting outside with the occasional game of uno. We had our dog with us who loved sitting outside the lake house complex with us and also the beach.

We were very unsure if to come or not because of all the covid restrictions but thought we needed a little break away , so glad we came. The WiFi in the caravan is really good we had lots of gadgets connected to it and the TVs as well went through the WiFi no issues at all. We were aware that the caravan had a dish on for sky and cables ( no box) so we brought out one from home and it worked so we had movie nights in some nights. Katie has really thought of everything a guest could need there’s plenty for people to do on a rainy day , a WII console , board games , and lots of out door games to play which we had great fun playing. We loved sitting on the decking of a morning having our coffee and toast it’s very spacious. The kitchen is better than my kitchen at home has everything dish washer , slow cooker etc and the sauce pans were not cheap ones they were really good . We loved the modern feel and spaciousness of this caravan and will highly recommend it to friends and family and we will be booking again. Although there are covid restrictions we did not find this a problem pubs / restaurants outside) luckily we had nice weather . Swimming was on these were bookable time slots we did not bother buying passes as there was only really swimming available , we found better things to do off site / cheaper ( Katie has a folder in caravan with all info about van and things to do locally etc which was very helpful ) Thanks for a wonderful holiday

We arrived at the caravan and we were pleasantly suprised, lovely and clean beds were made and some hand gel, face masks wipes had been left for us. We went to look at entertainment and activities to do, although limited people at a time can participate this was easy to book and we thoroughly enjoyed all that was on offer. In Katie’s caravan we felt very Covid safe and we did in the whole park. I recommend booking all activities etc once you arrive so you have a good chance but there is plenty to do indoors and out.

What can we say from the moment we first contacted Katie to the very last bit of the holiday every fine detail was thought out From the first contact Katie put our worry’s to ease as we had previously been scammed . Through out the whole booking process Katie has been outstanding and kept us well informed and up to date with everything esp due to this awful covid pandemic . On arrival to caravan we were taken a back by how beautiful and spacious and well equipped the caravan was it really was outstanding. The kitchen had everything we could of wanted and more , even cleaning products , dishwasher tablets etc were supplied . We loved the fact that the caravan was in a nice quiet part of the park very close to the lake house and not too far away from the main complex. We didn’t purchase passes as we are not interested in the entertainment or swimming pool my kids went in the sea for free ! And the dogs !! Totally amazing holiday Totally amazing caravans Definitely worth every penny ( bonus kids had internet) Will def recommend kite and her beautiful caravan to friends and family and will def be back

Just returned home from a few days in this lovely caravan. It is very well equipped and has everything you would need for a family holiday. The only thing we had a problem with was the wi-fi not being good enough to work the smart tv but Katie had said before we rented that the wi-fi was dependent on the provider so that could not be helped. The caravan was lovely and clean when we arrived and was in a lovely part of the site. It would be hard to find anything that was missing to help you have a great time. Katie was very good to deal with and our deposit was returned in a few hours of us leaving the caravan. I would not hesitate in recommending families to rent this caravan for a great holiday on what must be the best site in Yorkshire. Keith Sutcliffe.

This caravan it's fabulous it as all the little home from home facilities . Up-to-date decor and a lovely seaside feel to the caravan. Lots of games to play if you get abit of bad weather. Has TV DVD and also WiFi so your never stuck for nothing to do . Has a dishwasher so you don't even have to wash up (holiday bonus that) tiptop cook incase you wanna cook also a microwave if you want a quick snack. Can't fault the place nice and clean. Been going for 4 years and can't say a bad word about it. When you have enquiries very quick response xxxx 10/10 from me xxx

Holiday caravan stay from 31/08/20 to 4/09/20 The caravan was beautiful every comfort had been thought of from kitchen appliances to board games. Boasting two W/C and a spacious living area. My family and would highly recommend this caravan holiday. The owner/coordinator reassured that they were on hand should we ever need it, this was top value for the money. Fantastic caravan with everything you need and more. We stayed for a long weekend and there’s plenty to do. Also being dog friendly meant we could take our pooch which is a massive bonus for us. Love the haven site this caravan is located on. Family of 5 arrived to a spacious and clean caravan with all accessories needed to make our stay comfortable and situated in a quiet cul-de-sac, even know we had rain there was plenty of things to do within the caravan which was provided by KJM caravan lets including games for the children and smart tv/dvds in all bedroom with age appropriate dvds. Would have loved to have used the outside seating area with the bbq provided. Even though we booked as a hideaway holiday (did not know what would be open) near enough everything was open even if it had to be booked in advance and time slots given it’s been well worth every penny. We will definitely be booking again and recommending to friends and family.

Fantastic caravan when we arrived we had been provided with a COVID friendly basket containing hand gel, wipes, face masks and disposable gloves the caravan was extremely clean and welcoming we immediately felt at home. As a parent to a child with additional needs this made he feel calm and relaxed. DVDs and smart TVs were great for the days we stayed in as were the board games. Lots of extras in this caravan compared to others we have been to. Very dog friendly our old dog Tim had a great time there and loved the beach will 100% be back once lock down is over. I have just got home from the most wonderful weekend in Katie's caravan! I have 2 small fussy, easily bored kids (3 and 5). No-one was bored here. The dvds and board games were a life saver for us. The beds are comfy, smart tv in every room and most important of all WiFi is included in the price. We've stayed elsewhere and paid a small fortune for Wi-Fi access. The beach is superb and the kids really enjoyed going to Bridlington. There are plenty of places to eat on site, The kids went swimming and dad helped them have a ride around the park on the parts with a stop off at the playground (all of them lol). Check was smooth . Directions to caravan given very easy to follow and having a key safe was an added bonus. was very impressed with the caravan was spotless and smelt amazing. The caravan is very spacious and had everything we needed and more for our holiday. We loved all the added extras that you dont get booking direct with Haven , the kids all had a tv/dvd player so no arguing over what to watch, the choice of dvds was good as well something for all. we had a bit of rain but the kids enjoyed all the games supplied in the caravan when we had rainy days. The out side space was good , the seating area on the decking was nice in the mornings and late at night sat chilling while kids were still were in bed. the grass area was also nice for the children somewhere for them to play as well in a nice quiet area of the park , near to lake house and not too far away from fun works. we will def be back and we highly recommend Katie and her caravan to our freds and family . The communication from start to finish was out standing

Just returned from a fantastic week away, caravan was amazing. Spotlessly clean all beds made up when we arrived, smart TVs in rooms were great and board games for when it rained which were greatly appreciated. Well equipped kitchen with lots of extras like slow cooker and air fryer, added bonus there was a huge bbq which again was spotlessly clean and went down well. Site was great and lots to do and very easy to book in to do activities such as high ropes, swimming and we made bird houses. Will defiantly be booking in to return next year without a doubt. Loved the caravan it had everything we needed!!! The caravan was spotless couldn’t fault it at all. Booking the caravan was super easy and customer service was outstanding.It has a coffee machine which amazing , a dish washer each bedroom had a smart tv and even the living room. We all loved the dvd and game collection and had lots of fun having games night which was as a bonus. The site was amazing had everything two indoor pools and a outdoor pool which all included slides which we enjoyed. We loved the high ropes and we even did a bear wills active which was fun. Th site was amazing and we would come here again for a holiday. We will definitely be booking this caravan again it was amazing it had everything and I can’t wait to come back.

Arrived at the caravan fast and speedy as there was a key safe . Caravan WOW what can we say by far the best caravan we have ever stayed in . has a home to home feel about the place and feels spacious. The Caravan was spotless and had everything we could possible need for a self catering break away. The kitchen we were amazed by everything had been thought of from tall fridge freezer / dish washer (even the dishwasher tablets rinse aid etc was supplied as well as cleaning products / hoover iron / ironing board) My kids loved that there was free wifi and they all had their own smart tvs in their bedrooms and in the front room as well (also a large selection of dvds and games to play.) the decking area was wonderful sitting out side with a nice book and glass of wine at night. I could not fault the caravan at all the out side picnic bench and BBQ was an added bonus . Haven has so much to offer there really was so much to do , we will definitely be returning again , and booking with Katie . from the very start of the booking process Katie made us feel like we were her only customers and nothing was too much trouble , and her communication from day one through every step was fantastic we can not fault her in any way .. The damage breakage bond was paid back the same day we left after cleaner had verified caravan was ok and it was an easy process . we will be back next year and cant wait . thank you for a fantastic holiday x

This caravan was spotless when we entered! Not a bad word to say. Katie had stayed in contact with me throughout even as I booked she reassured me that if covid got in the way and park was closed I would get a full refund or a change of date. When we arrived she mad e sure we got there okay and that everything met to our expectations which they did! The kids loved it their the caravan had everything we needed. Katie even had a basket with covid essentials such as disposable masks of we went to the complex or out to places where we needed a mask , hand sanitizers and detail wipes which I thought was a lovely thought. We had a fabulous holiday and will be back as Katie’s caravan was amazing and like I said she’s very reassuring and kept in contact with me Thanks again for a Fabulous holiday x

Well I couldn’t fault anything - We needed a break and that’s what we got - The caravan is amazing and has everything you could need for an amazing holiday , it’s spotlessly clean and spacious and even had board games and a good selection of dvds to keep everyone entertained and amused . My kids loved the fact that there was a smart tv and dvd in the bedrooms. The kitchen has everything you could want for a self catering holiday and the dishwasher was an added bonus. Our dogs loved sun bathing on the decking every morning while I chilled with a nice cup of coffee . Primrose valley is a brilliant site even though when we stayed it was a hide away holiday and only limited things open we still made the most of it and went out exploring / dog walks / went to different beaches. There is direct access to the beach from the park. We will def be re booking. Filey town is about 5 mins in the car or you can do what we did and walk along the beach to it. Primrose valley is also close to Scarborough , Bridlington and these have nice beaches also . Katie was very professional throughout and a pleasure to deal with . We are already in contact to arrange another holiday and we can not wait to go back when all of the park is open as when we walked the grounds there’s so much there to do !

had an amazing stay at primrose Valley in this beautiful caravan. The weather wasn't on our side everyday we was there but that wasn't a problem. There was plenty of games in the caravan provided by the owner, smart TV in every room dvds was also provided. It was extremely clean and well equipped. A very welcoming and friendly caravan (very homily and felt cosy). Located in a little cul de sac easy to find and a very quiet area. Well worth the money and more the experience I had in this caravan was one like no other it was truly amazing. I cannot wait to re book once the park is fully open again. Highly recommended you wont regret it. ???? Thank you for letting me hire your beautiful caravan

Love the area Love the site Love the caravan The caravan is spotless , clean , spacious and had everything we could need for our holiday . The children loved the TVs dvds in their bedrooms and the selection of dvds were amazing. Myself and my partner enjoyed relaxing in the evenings on the decking with a nice glass of wine. We did not use Havens facilities as we found the slots were not long and not always easy to get but this did not bother us as the local area had lots on offer and we never had a spare moment left in the day. We loved the bird place in Filey and play dale farm . Katie made us aware every step of the way regarding covid restrictions and what Haven had implemented to keep in line with the government guide lines , we can not fault Katie one bit , she made it very clear she only rented the caravan and had nothing to do with Havens facilities / passes etc. Katie told us lots of things locally that we could do in stead of buying fun passes if gaining time slots was hard. We loved the fact that there was a large bbq which we could use . We have already re booked for next year We can not wait

Wow What can I say ???? Me and my three children stayed here and what a caravan ! Everything you could possibly need want and more. Kids were kept well entertained with all the games in caravan and the TVs/DVD in all bedrooms and a good selection of DVDS to choose from . The caravan was spotless upon arrival and smelt lovely , and what a bonus situated in a lovely quiet cul de sac on park. We loved the extra space outside the veranda and seating area and we also had a pic nic bench on the grass area. We will def be going back and can’t wait . I would def recommend to all ????

I just came back from a amazing break away to this beautiful caravan with me children the kids loved it they love the games we had a few games afternoon the weather was great we did not have any rain which was a good thing , we had lovely trips to the beach in filey, cayton, and also Scarborough, we went and took a trip to whitby while we was here to there so much to do we will defo be coming back again the caravan is like home from home thank you so much for having us

Myself and my family stayed here for my birthday. I can honestly say it's the best caravan we have stayed in. There is a tv in every room, free WiFi, dvds, board games, a lovely veranda and a picnic bench on the grass. We took our dog and she had a great time. There is a dishwasher (no washing up!), a proper fridge freezer, great cooker and the seating area is so comfy! Beds were all made up when we arrived and van was spotlessly clean. It's the best and biggest van we have stayed in. Plenty of room for us 5 and our dog. 2 toilets is a big bonus, no queuing for the toilet! I'm definitely coming back. The beaches at Filey and Bridlington are gorgeous. Thank you for a lovely birthday.
