These Terms & Conditions are here to protect the rights of the Caravan Owner and all the Guests. Please ensure that you read them very carefully, as you are entering into a legally binding agreement.
DEPOSIT: A deposit will secure your booking. This should be received within 7 days of request. Full payment will be required eight weeks before the holiday arrival date. Failure to settle full amount could result in your booking be cancelled. Should the booking be made at short notice within the eight week period the full payment will be required to secure the booking.
CANCELLATION: Should you need to cancel / amend your booking please contact us immediately. This will enable us to try and resell the holiday and would mean that your deposit / refund could possibly be returned. Failure to resell the holiday will result in a non-refund and you would need to claim on your holiday insurance to obtain a refund for any monies paid.
Cancellations due to the park being closed or due to Covid restrictions will be fully refundable.
SECURITY BOND: We ask for a security bond of £75 to cover breakages and breach of conditions detailed below. The bond is required eight weeks before the holiday start date. Once you have checked out, the caravan will be checked and if there are no breach of conditions your bond will be returned within 7 days.
INSURANCE: We recommend that you arrange Travel Insurance to cover all guests. Should you cancel your holiday, and the owner is not responsible or unable to re-sell it themselves you will not be entitled to a refund.
TENANCY: Only those named on the booking form will be allowed in the caravan.
ARRIVAL: Please do not arrive before the stated arrival time. You will be unable to access the caravan. The arrival time is there to allow us time to clean the caravan and ensure everything is ready for your stay.
INSPECTION: Please check the caravan when you arrive. If you find anything wrong or that you are not happy with, please contact us soon as possible. This will protect you if things are found after you leave that you knew about.
If anything is damaged during your stay, please contact the owner immediately so that they can arrange repair before the next guests.
YOUR RESPONSIBILITY: Prior to your arrival our caravan will have been cleaned thoroughly and we ask that you leave it how you found it. We ask that you respect our caravan and that you ensure that doors and windows are locked when you are not there. It is your responsibility to ensure that caravan is always left secure. We also ask if you have children that you supervise the use of felt-tip pens to ensure there is no damage to our caravan. The caravan is STRICTLY NO SMOKING and no vaping.
UTILITIES: These are provided FREE FOR FAIR USE ONLY. In the event of excessive use of either Gas and/or Electricity you will face additional charges.
DEPARTURE: Prior to leaving the caravan, please ensure that all kitchen equipment is clean and back in place, that all kitchen surfaces and caravan tables have been wiped clean, bins have been emptied as instructed, the floors have been hoovered and left clear of mess.
The caravan should be left in the state you found it so that the cleaners don’t have to spend extra time and delay the next guests.
Failure to keep the caravan clean and tidy will result in the loss of your Security Bond.
Do not steal any property from the caravan or you will be charged and may face prosecution.
All doors and windows must be closed when you leave the caravan. Failure to do this risks the security of the caravan and the security bond may be withheld.
The cleaners will take photographs of any mess or damage they find.
Please do not leave later than your stated departure time. Access is required by cleaners to ensure the caravan is ready for the next guests. Failure to do this could result in the loss of your security bond.
Should you leave the caravan before the departure date you will not be compensated unless this is due, in whole or in part, to the caravan owner being unable to provide the advertised holiday.
YOU WILL BE EVICTED, IMMEDIATELY, WITHOUT COMPENSATION IF:
● Anyone is found to be smoking in the caravan
● You have extra guests, or pets, staying that have not been pre-registered
● You cause any nuisance to others, such as loud music or shouting
● You breach any of the rules of the caravan site
● OR breach any of the other conditions listed in the full Terms of Business
YOU MUST CONTACT THE OWNER IMMEDIATELY IF:
● If you have a problem with anything in the caravan.
● If anything is broken or damaged during your stay, as the owner may be able to arrange repair or replacement during your stay. You may be charged for repairs or replacement.
● Site issues must be dealt with by the Site Office Staff, not the caravan owner.
NON-RETURN OF SECURITY BOND
• Any Item of substantial cost is damaged or stolen
• Requirement of additional cleaning due to excess mess OR smoking in the caravan
• Should you leave AFTER the departure time.

Butlins entertainment. Further passes are available for
all other guests at an extra charge.
For adult weekends up to 4 adult passes are included.
