This caravan is sited at Park deans Bideford Bay resort, its one of their quieter sites, although a bit hilly so possibly not suitable for people with mobility issues, but there is lots to do onsite and in the local area., You can drive to the door of the entertainment venue
The Caravan is very comfortable, but NO SMOKERS, It has central heating run by a combi boiler, and has double glazing. There is also an electric fire in the living room.
ONE SMALL WELL BEHAVED DOG ALLOWED, but with an extra damage deposit £50. ,This price is the same for a short stay,or a week,longer stays will incur the larger cost, this is non refundable,due to deep cleans needed after pet visits, this is paid directly to me, BEFORE your stay,so I can pay our cleaner, Your dog is NOT allowed to be left alone in the caravan at anytime,unless crated,and is NOT allowed on furniture, at anytime,not even on a blanket,due to issues in previous bookings,
Its a fully equipped caravan, with everything you could possibly need, included first aid kit, and sewing kit on top of kitchen cupboards, there is a windbreaker for those breezy days at the beach, in the boiler cupboard.
It has a double bedroom .with a double bed. 2 triple wardrobes and 2 sets of drawers. The other bedroom has shortie bunkbeds with a single wardrobe and a set of drawers . There is also a pull out double bed under the settee in the living room, which you will find under the main window. This is suitable for ONE teenager/adult
There is an 4 burner cooker, with a grill and oven, and also a microwave, and an upright fridge freezer. There is enough cutlery and crockery for 6 people. a new set of saucepans, baking tins. all bought in November and a slow cooker for those days when you want to come back to a meal ready for you.
There are games and playing cards. there is a tv in the living room area. There is a free view box in the living room.
There is the en suite bathroom with toilet and sink, in the main bedroom, and a shower toilet and sink in the other bathroom.
There are lots of plug sockets throughout the van, and 4 USB ports. 2 in the living room behind the tv and 2 near the kitchen.
There is a washing machine, (it can be a bit noisy at times) but not a dryer, although there is a clothes airer, under the double bed and pegs on top of the fridge freezer, so these can be put on the veranda, on nice days. On the two bathroom doors are laundry bags to put your dirty washing in.
There is also a door curtain to close to keep you even cosier if the nights are a bit chilly
There are tables on the veranda, and 6 fold up chairs under the double bed.
A Welcome hamper will be provided, with tea, coffee, milk and sugar. A packet of biscuits, Also a loaf of bread, Margarine and a pack of cereal, and a block of cheese and a packet of ham Toiletries and cleaning products, will also be provided
On shorter breaks £200-£300 Tea coffee sugar milk, bread and margarine,and a packet of biscuits will be provided.
Passes for the park facilities are NOT included, but can be purchased from the park reception.

Nice forest walks, go down to a pebbly beach, but its a very steep path.

You can walk the coastal path to Westward Ho, one way and Clovelly the other way.
There is a Morrisons and Asda, with petrol stations, roughly ten minutes drive way, there are takeaways, and restaurants in Bideford, as well as a lovely park for children. If you want clothes, or shoes shopping, or Argos, you can find these in Barnstaple ,which is roughly 30 mins drive away.
Westward ho is a 20 mins drive, which is a rocky beach, but if you drive in the other direction, for roughly 40 mins it takes you to Bude, which has two lovely beaches, and numerous shops, you can get boat trips to Lundy Island to see the seals from the quay at Bideford, booking is recommended.
There are two milk kiosks, in the area with vending machines where you can buy fresh milk, one signposted from the roundabout on the way to Asda,, and one in Woolsery, the one in Woolsery,is where you can buy various flavours to make your fresh pint of milk into a milk shake, there's normally about 20 different flavours, you buy your glass pint bottle with lid from a machine and then put this bottle into the milk machine, the milk is produced onsite by the cows there, so its really nice if you like very fresh milk and its not expensive.
You can sit on the full wraparound veranda at night, enjoying the quiet, looking at the stars and listening to the owls calling to each other, if you don't want to go to the entertainment venue.
There is a damage deposit,£150 which is returned 7 days after your stay if the van is left clean and tidy with no damage. ONLY t he damage deposit WILL be refunded if you don't stay. We recommend you take out travel insurance,

General
No parking on the grass,at any time,, and ONLY ONE CAR PER BOOKING.
This is a legally binding contract between the property owners and hosts, and the holidaymaker. The property owner is also referred to as "we" and "us".
The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you" .ID and proof of address,MUST be provided,at time of booking,or the booking will be cancelled,our park insists on this information from guests,

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
Number of Guests
The maximum number of people entitled to stay at this property is 5 and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited., AND NO SMOKING, NO SINGLE SEX GROUPS . FAMILIES ONLY. AS ITS A FAMILY HOLIDAY PARK.
The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Arrival and Departure Time
Every effort will be made to have the property available from 4pm on the day of arrival. The property must be vacated by 11am on the day of departure. Late departure will result in an additional charge being made. Information about keys and how to collect them will be provided one day prior to arrival, once full payment has been received.
Liability
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker,
children must be supervised at all times, children under the age of 16 , must not be left in the caravan on their own,
Cleaning
We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
Breakages and Damages
The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for. You will also be liable for loss of earnings to the owner should the next guests have to be cancelled due to damage caused during your stay.
Complaints
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner immediately it becomes apparent, via phone or email,thereby giving the property owner the opportunity to correct the situation.
