We ask at time of booking for a £100 non refundable deposit to secure dates, on paying this we understand that you have read and fully accept our terms and conditions. A £50 security deposit is also required, this is fully refundable after your stay should the lodge receive no damage, stain or spillages. Balance and bond due 6 weeks prior to your stay.

Main Description
The Lodge is sited on Forth Bay at Seton Sands, this giving stunning views over the Firth of Forth.
The lodge has 2 bedrooms sleeping up to 4 guests.

The kingsize master bedroom, has a lift up bed for extra storage, bed side cabinets, glass shelving, there is a generous walk in wardrobe, with shelving, rails and drawers, Double doors lead to an ensuite bathroom with thermostatic shower over the bath with a bi fold shower screen, contemporary basin/vanity unit and dual flush wc.

The twin room is cleverly designed and has head to toe beds, there is shelving, and a mirrored vanity unit with storage above and hanging space.

The Family shower room, has a large enclosure with a thermostatically controlled shower, bi fold doors, contemporary basin and wc with vanity mirror.

The kitchen has white gloss units, is fully equipped and has an integrated grill, oven and microwave, brand new washing machine, and under counter side by side fridge and freezer, 5 ring hob with extractor hood above, plenty work top space, iron and board are provided as well as a hoover, cleaning products should they be required are also provided.
The dining area has seating for 4 guests with free standing glass table and high backed chairs, vaulted ceilling canopy and feature windows, giving lots of natural light.

The living room has a comfortable 3 seater sofa, with matching chairs, scatter cushions and throws, display unit, TV unit, 32" free view TV with DVD player, coffee table, Gas fire for those cooler nights There is a large bay window with verticle blinds in the lounge and patio doors which lead out onto the large wrap round decking, this has glass panels so as not to obstruct the views. We have rattan garden furniture on the deck for your convenience to relax in comfort and take in the breath taking views. The decking has ramp access up to the front door, making it easier for our guests who may have impaired mobility. There is also a large grassed area to the side of the Lodge. The lodge is within close proximity to all amenities.

We will supply all bedding, hand and bath towels for your stay, beds will be made up for your arrival.
Complimentary tea, coffee and sugar are also provided.

Check in is 3pm check out is 10am.

We have an information folder within the lodge informing you of the surrounding area, places of interest etc.

Please note we do not allow smoking, or use of e cigarettes within the lodge, . We thank you for your co operation.

Pub/Club, Amusement Arcade, Indoor Pool, Golf Course, Laundrette, Crazy Golf, Grocery Shop, Takeaway, Restaurant, Kids Club, Any activities within the complex require a fun works pass.
