Doggies:
We welcome well-behaved dogs but do NOT allow them on the beds or allow them to be bathed in baths or showers.
Outside tap for washing muddy paws.
We provide dog towels for the dogs to clean those paws.
Housetrained dogs only this includes on the decking too as dog scent on the posts/planters is not nice whilst you're sitting al fresco.
Booking our Lodge & the cost:
The cost to rent the lodge includes gas, electricity, towels, bedding, dog towels, and cleaning.

**Guests in booking party that are unable to stay at our lodge “Rubys' Rest” for any reasons such as but not limited to -
Illness (including covid), a requirement to self-isolate, shield, or quarantine, jury service, military service, incarceration, work/personal circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport. These remain at your risk & do not give rise to a cancellation or receive a refund.
No refunds/compensation in incidents caused by force majeure, loss of electricity, internet connection, or industrial disputes. You use our grounds & facilities at your own risk.
Be careful on the decking as can become slippery when wet. We cannot be held responsible for any injury to guests at the lodge.
If you choose NOT to take out travel insurance then YOU accept any loss you may incur due to your cancellation.
*A £100 damages/excessive cleaning deposit is required. This is refundable within 7 days of departure once the lodge has been checked for soiling/damage. We will charge for the loss of keys.
Please note there are a few steps to enter the lodge.
*Strictly no smoking/vaping inside the lodge.
*Strictly No candles or incense sticks to be used in the lodge or on decking.
If you require the lodge to be cleaned during your stay this can be arranged for additional charge.
We are a Low Noise Policy so everyone can have a peaceful holiday.
Full payments, deposits, and final balances.
In the event of non-payment of the final balance by the due date, we reserve the right to cancel the holiday and no refund will be given.
Cancellation policy:
We reserve the right to keep any monies paid as a cancellation fee.
You are advised to take out Holiday Cancellation Insurance to cover this eventuality.
No shows will be treated the same as a cancellation.
In the event of a cancellation by us, our liability shall be limited to the return in full of the monies paid.

Occupancy:
Only the families/persons quoted when booking are allowed to stay at the lodge.
No third parties are allowed to stay or use the lodges facilities and holidays booked are not transferable.
Access:
As the owner of the lodge, we reserve the right to gain access at any reasonable time during occupancy. As owners, we shall not be responsible for the death or personal injury to a guest or loss, damage, or accident to personal property. One of our representatives shall be allowed access at any reasonable time during occupancy for emergency maintenance or repair or any other need. You will be informed beforehand.
In the event of misbehaviour or other necessary causes, the owner reserves the right to terminate the let without any refunds.
We forbid the charging of EVs on the property or through windows by using an extension lead.
Pets:
Fully housetrained, quiet, well-behaved dogs only. We ask that owners act responsibly and 'clean up' where necessary on walks around the property & garden. Use dog towels provided for drying off you're If we need to do any extra cleaning/laundering/cleaning of carpets and upholstery after guests have departed, we will make a charge.
Condition of property & breakages:
Guests are responsible for the condition of the lodge and the furniture and fittings therein. Whilst accepting that the lodge is cleaned between 'lets', the guest shall leave the lodge in the same state of cleanliness and general order in which it was found. In the event of the lodge being left in an unsatisfactory state, then a charge will be made on top of the tariff to cover costs including cleaning, laundry, and other costs incurred. We ask that any breakages or faulty equipment be reported so that we may replace them. In the case of breakages, a replacement charge will be made or if you break it please replace it.
Our liability:
We shall not be liable for any death or injury. We are not liable for the loss of your personal property. Vehicles & contents are left at your own risk.
Arrival and departure:
Guests can check in from 4 pm if the lodge is ready earlier I will inform you. Checkout is by 10 am on the day of departure. Late checkout may incur an additional fee. If later checkout is required please ask to see if we can accommodate this.
It is the guest's responsibility to ensure keys/fobs are returned to the return address on your departure. A secure postal service is wise to ensure you are covered should the key get lost in transit. If the key fails to arrive a charge of £50 will be made for replacements.
