Hi, we are Jason & Hannah, owners of Reed’s Retreat. We live in Wiltshire and together with my parents Rich & Jackie, we purchased our lovely holiday home new in October 2021. This purchase was not only to give ourselves, my parents, and our daughter/grandaughter Kallie a place to make wonderful memories, but to also give my parents who reside in Portugal a place to stay when they come to the UK. We originally started out privately letting to friends and family only, but have now decided to offer our happy place to other holiday makers. We hope our prices prove competitive and you’ll come and enjoy a stay at Reed’s Retreat.

This family owned luxury holiday home is situated in a well sought after and quiet area on the Littlesea Haven holiday park in Weymouth, Dorset. The pitch is nicely located close to the parks central amenities. Benefits include parking for two cars with further unallocated spaces nearby, level positioning ideal for guests with mobility problems, paved patio area with wooden bench and hedgerow to rear of pitch for added privacy.

The holiday home features a full wrap around decking, outdoor LED lighting, double glazed windows, French doors, gas central heating system + electric fireplace, integrated dishwasher & tall fridge/freezer, built in microwave, USB sockets and Bluetooth speaker system.

Additionally it has a 42” smart TV in the living room plus a TV in each of the three bedrooms, 4G WiFi, kettle & toaster, quality crockery, cookware & utensils, ironing board & iron, spray mop and cordless vacuum cleaner.

Pitch ~ The holiday home is located close to the parks amenities with just a 2 minute level walk to the main complex, but also far enough away to enjoy some peace and quiet. There is a small open grassed area directly opposite and no through traffic making it safe for little ones to play. Space for two cars next to the holiday home and further unallocated parking nearby.

Outside ~ Patio area with wooden bench, full wrap around decking with rattan furniture and parasol, outdoor led lighting and full double glazing all round.

Lounge ~ A spacious living area with two comfortable sofas, coffee table & stools, 42" wall mounted smart TV, Bluetooth speaker system, and a cosy feel remote controlled electric fireplace. French doors lead out onto the veranda.

Kitchen ~ This modern kitchen is surprisingly well equipped with all the essentials including a large fridge/freezer, gas oven/hob, extractor hood, kettle, toaster, microwave, mugs, glasses, crockery, cutlery, cooking utensils, pans and much more. Pretty much everything you should need and even an integrated dishwasher!

Dining area ~ You'll find a good sized table here with 4 chairs plus two additional folding chairs (if needed) stored underneath the master bedroom bed. In the boiler cupboard next to the fridge/freezer there is a cordless vacuum cleaner, iron & ironing board, a spray mop, and some clothes airers.

Master bedroom ~ Offers plenty of space, storage and comfort with a double bed, 32" wall mounted smart TV, dressing table, vanity mirror with recently added Hollywood lights, hairdryer, a fan for the warmer nights, and an en-suite WC.

Twin bedrooms ~ Both offering further TV's, comfortable single beds, plenty of storage and plug sockets for your devices.

Main bathroom ~ A good deal of space, with a toilet, wall-hung sink with mirrored cabinet, a double-sized shower enclosure and a heated towel rail.

Available from March through to November for 3,4 and 7+ night stays. Mon-Fri, Fri-Mon, Fri-Fri, Mon-Mon. (7+ nights ~ Fri-Fri or Sat-Sat only in the school summer holidays).
We are offering very competitive rental prices for this grade of holiday home and endeavour not to be beaten on price for this level of quality. Please ask us about our special offer for school summer holiday bookings.

We will require you to pay a non-refundable deposit of £100 upon booking, or payment in full if your arrival date is within 8 weeks of booking date.
Full or remaining balance of holiday to be paid 8 weeks prior to arrival date.
In the event that full and final payment is not received 8 weeks prior to your arrival date, “The Owners” reserve the right to notify you in writing that your holiday has been cancelled, and “The Owners” will retain the £100.00 deposit.
If you choose to cancel your booking at any point after making the £100.00 deposit payment, “The Owners” will retain the deposit payment.
We will also require a security deposit of £100 to cover any potential loss or damages which will be returned to you once the holiday home has been cleaned and inspected, and a copy your photo I.D to verify that the details you provide us to forward to Haven in order to register your arrival are genuine and accurate.
All payments to be made via bank transfer.
Reservation requests will expire after 7 days, unless a completed booking form and/or deposit payment is received.
“The Owners” will confirm your booking within 7 days of receipt of your completed booking form and deposit payment.

Unless expressly stated otherwise, “Reed’s Retreat” will be available to you at 15:00hrs on the day of arrival. You MUST NOT attempt to check in prior to 15:00hrs due to cleaning taking place.
You must vacate by 11:00hrs on the day of departure.

The maximum number of occupants that can reside at “Reed’s Retreat” is 6 people.
Only those stated on your booking form should reside at “Reed’s Retreat” during your booked dates. This must not be exceeded under any circumstances.

Tenants agree to be considerate (to neighbours) and to take good care of “Reed’s Retreat” and to leave it in the same state as found on their arrival. All rubbish is to be disposed of securely in a tied-up bag in the closest located bin sheds and not to be left lying around inside or outside “Reed’s Retreat” during your stay and after your departure. Although a final clean is included in the price, “The Owners” reserve the right to charge for additional cleaning if you leave it in an unreasonable state.

Smoking is NOT permitted inside “Reed’s Retreat” or on the decking areas. You are permitted to smoke next to “Reed’s Retreat” or on the patio area (outside) but please clear up any cigarette ends.

E-Cigarettes are NOT permitted to be used anywhere inside “Reed’s Retreat” but are permitted anywhere outside including the decking areas.

Unfortunately, we DO NOT allow any pets or animals of any kind inside of “Reed’s Retreat”.

Whilst we encourage the use of BBQs, these must only be used on the patio area outside and away from “Reed’s Retreat”. They must NOT be used inside of “Reed’s Retreat” or on any of the decking areas.

Linen is NOT included so you'll need to bring pillowcases, flat fitted sheets, and duvet covers. Duvets and pillows are provided but MUST be covered. You will also need to bring Tea Towels, Bath Towels, Hand Towels, Toiletries and Personal effects. Washing up materials, basic cleaning products, dishwasher tablets, salt and rinse aid, and some toilet rolls should be present in the caravan, however this cannot be guaranteed. Please be courteous and replenish any products you may find in “Reed’s Retreat” if they require replenishing upon your use.

Please note, we DO NOT include the park entertainment passes within the cost of your booking. If you require passes, you will receive a link within an email once your booking deposit has been paid and your arrival has been registered with the holiday park. You are not obliged to purchase these, and will still have access to the onsite restaurant/bar, shop, arcade, and takeaway outlets without them.

Owing to the park’s regulations, we are unable to accept bookings from:
a) Stag and hen parties
b) Any groups under 21
c) Same sex groups

Beautiful immaculate caravan that is very welcoming and homely, 1 minute walk from the park facilities. Jason was the perfect host, quick responses and communication was brilliant. Most importantly for the kids, WIFI which was faultless. I would highly recommend this holiday home and will be back when we are next visiting family. As the park is situated along the south west coastal path, this is a perfect base for exploring the area, make sure you take a walk up up the hill o the coast path and take in the stunning views along Chesil beach.

We have stayed at this Caravan on two occasions now and find it very well equipped with all the modern facilities, it is very clean and tidy making it feel very homely and comfortable. There are plenty of places in the area to explore including Weymouth and Portland Bill. There are nice places to eat onsite and it is also walking distance to a nice Pub. Also Coastal Walks and plenty of fresh air to be had. A very easy booking service and a very enjoyable stay.

We have stayed at Reed’s Retreat several times now and have enjoyed every time. The owners make booking very simple and are extremely helpful. The van itself is modern, very well equipped, spacious, extremely clean and of a very high standard. It is also well positioned close to all the on site amenities. We highly recommend a stay at Reed’s Retreat and sure you won’t be disappointed. The site itself has plenty to offer for all ages, with lots of entertainment and food and drink. The site is also well positioned to explore the surrounding areas and beyond.
