Owner Description

This is an ABI Roxbury manufactured in 2014. 38ft x 12ft two bedrooms
Ramp access to the door and gates balcony with table and chairs.
The entrance leads directly into the kitchen, open plan lounge and kitchen separated by wall and glazed door, this gives a real sense of separation between the kitchen/dining and living room.
Patio doors in the lounge onto a balcony with table and chairs to enjoy those peaceful moments.
There’s an integrated fridge/freezer immediately on the right as you enter with the L-shaped kitchen facing you. Along the back wall is the stainless steel sink to the right of which is the twin cavity oven and four burner hob set in the corner at 45 degrees. On the wall behind the hob is a large glass splashback above which is a stainless steel extractor, whilst to the right is a wall cupboard above a nest of drawers and worktop. On the wall above the sink unit is the mirror-faced microwave. A freestanding dining table which comes complete with four chairs. In the wall above the table are two sandblasted windows with a beautiful design.
The door from the kitchen into the lounge is a glazed shaker door. The seating in the lounge is L shaped running along the back wall and down the party wall with the kitchen, and incorporates a pull out occasional bed. With large scatter and smaller cushions the feeling of being comfortable and settled to relax.
Facing the seating is an L shaped low level storage unit with a TV/DVD. A 2kW electric fire is mounted here.
A second shaker door leads from the kitchen into the corridor where the shower room and bedrooms are. The second bedroom is immediately on the left after going through the door from the kitchen. It has two single beds separated by a bedside cabinet. Behind each bed is a padded headboard above which are two vertical cupboards separated by a horizontal one. Suspended from the underside of the horizontal cupboard is a bedside light. Opposite the foot of the bed on the outside wall is a one and a half door wardrobe in the base of which are two deep drawers. On the wall next to the wardrobe is a panel containing a narrow shelf, mirror and a 13amp socket.
Opposite the second bedroom is the shower room. This has a large rectangular shower cubicle with a thermostatic shower mixer valve, a rectangular ceramic washbasin set on top of a vanity cabinet, a low level toilet, and an extractor fan set in the wall above the obscure glazed window. The gas boiler is also housed in a cupboard.
At the end of the hallway is the master bedroom. This comes with a king size bed with lift up storage, the bed being set into a display unit having a leather effect headboard. Above the headboard are three open display cabinets each with its own downlight.
Suspended below the cabinets are individual reading lights. Opposite the foot of the bed is a very attractive dressing table with three drawers to the left of the knee hole, and a padded stool. Off the bedroom is a walk-in wardrobe with under-shelf lighting, and an en-suite toilet.
