Our luxury holiday home is situated directly on the Lagoon at Church Farm, Pagham (near Chichester). It has waterside views from all aspects, whether they are from the spacious glazed veranda with its patio furniture or from inside the contemporary interior. Tranquility is the key here, with plentiful wildlife both on the Lagoon and at the RSPB Pagham Nature Reserve, which is within a very short walking distance. There is no need to use transport, with lovely walks and the quiet unspoilt beach close by.
The accommodation comprises:
Lounge/Dining Area:
French doors opening onto the veranda. Large four seater sofa and a single arm chair. Wooden dining table seats up to six. Large 40” Freeview TV and DVD player. Remote control, flame effect electric fire.
Kitchen:
Modern well-equipped kitchen includes: five burner gas hob, oven and grill, fridge/freezer, microwave, kettle, toaster, slow cooker and a plentiful supply of crockery and glasses.
The sink faces the beautiful Lagoon view!
Bedroom 1:
King size bed with two side cabinets, walk in wardrobe, dressing table, radiator and en-suite with toilet, hand basin and radiator.
Bedroom 2:
Larger than average twin bedded room, bedside cabinet, overhead cupboards, spacious wardrobe, radiator and dressing table.
Family Shower Room:
Large shower cubicle, toilet and hand basin, radiator.
Outside Area:
Large, safe, gated veranda with patio furniture overlooking the Lagoon and private parking for one car on tarmac drive. There are also 2 loungers, if you fancy a bit of sunbathing!
NO SMOKING in or around the caravan at any time.
NO BBQs should be used on any part of the decking or veranda, for safety reasons and to avoid damage or discolouration.
The central heating is thermostatically controlled. Gas and electricity are included in the price of your holiday.
Duvets and pillows are provided, but please bring your own sheets, duvet covers, towels, tea towels, shower mat etc as required.

All cleaning materials are available for your use and we expect a high standard of cleanliness that should include, especially, the kitchen and bathroom areas.
ALTERNATIVELY, WE ARE ABLE TO OFFER A CLEANING SERVICE FOR A SMALL ADDITIONAL CHARGE OF £30.

We appreciate how difficult it is for dog owners to find well-appointed holiday accommodation and are happy to discuss the possible inclusion of your dog in the booking, but we need to be informed about the breed of dog you wish to include in your booking. REGRETTABLY, WE CAN ONLY ACCEPT SMALL DOGS OR BREEDS THAT DON’T MOULT.
We expect dog owners to ensure that, if your pet is accustomed to being with you on the sofa, you will bring an appropriate throw or blanket to protect the furniture and that you will ensure that the carpets in our holiday home are cleaned thoroughly, using our cordless Dyson vacuum cleaner, before you leave.

On Site:
There are excellent facilities including heated indoor and outdoor pools, a variety of entertainments for adults and children, the Mash and Barrel bar and restaurant and a Fish and Chip Shop. Should you wish to use these facilities passes can be purchased from the main reception. Forms can be forwarded to you in advance to make the process easier if needed.
There is a good mini mart on site for all your day to day needs. Pagham has an excellent Coop and nearby Nytimber village has a Tesco Express, cash point, Post Office and a selection of local pubs. There are also a number of nearby Takeaways that offer Home Delivery.
Chichester offers excellent shopping, a renowned theatre and a multiplex cinema with restaurants.
Half an hour’s drive will take you to Portsmouth and its Historic Dockyard, as well as outlet shopping and restaurants at GunWharf Quays. Arundel’s lovely town, famous castle and Wetlands Trust Bird Reserve are very near. Goodwood and Fontwell racecourses are also within easy reach. East and West Wittering offer a quaint village and vast expanses of sandy beach.
For those who love Brighton, it’s easy to take a train and avoid the expensive parking and traffic jams!
